About Mexshores

A small brokerage that knows the ground

Mexshores was founded in 2016 in Sayulita to do one thing well: help people buy coastal land in Mexico without regret. 10 years and a few hundred lots later, that is still the whole business.

Why we exist

Most real estate agencies on this coast started as rental offices and sell land as a sideline. Land is different. There is no inspection report, no appliance list, no previous owner's renovations to judge. There is a title, a boundary, a slope, a road and a water source, and if any one of them is wrong the lot is worth a fraction of its price.

Our founder learned this buying her own lot above Sayulita in 2011, when the surveyor's plano and the fence disagreed by nine meters and nobody involved thought it mattered. It did. Mexshores was built around the checks that should have happened before that purchase, and we run them on every listing we take.

We are a team of three, deliberately. Each of us has walked every active listing on this site. We answer our own WhatsApp. We know the notarios, the surveyors, the municipal planning office and the ejido commissioners, because on a coast this size everything is personal.

How we work

Four rules we do not bend

  1. Land first

We sell lots, parcels and acreage, and the occasional home that sits on land worth owning. Specializing lets us know every street, every ejido history and every surveyor on this coast.

  2. Title before view

A listing goes live only after we have read the escritura, pulled the lien certificate and walked the boundaries with the plano. If we cannot verify it, we do not list it.

  3. Say the hard thing

We tell buyers when a road floods, when a well is unreliable and when a price is high for the street. We lose some sales that way and keep every client.

  4. Through to the deed, and after

We coordinate the notario, the trustee bank, escrow and your lawyer, then introduce you to the architects and builders we would use ourselves.
