A land brokerage, not a portal

We sell the ground under the house: lots, parcels and acreage along one stretch of Pacific coast we have lived on for a decade.

Most agencies here sell whatever comes through the door. We specialize in land, because land is where foreign buyers lose money: the wrong title, the wrong road, a well that runs dry in May. Every lot on this site has had its escritura read, its boundaries walked and its utilities checked before it was listed.

Buying land in Mexico

Yes, foreigners can own here. Here is how it works.

Sayulita sits inside Mexico's coastal restricted zone, so a foreign buyer holds residential land through a bank trust called a fideicomiso. It is routine, it is secure, and we have done it hundreds of times. The real risk is elsewhere: in ejido land, missing surveys and informal roads.

  1. Find and verify

We shortlist lots that match your brief and pull the escritura, lien certificate and predial receipts before you see them.

  2. Offer and promise

A written offer, then a promissory agreement with your deposit held in escrow while due diligence runs.

  3. Fideicomiso and notario

The bank trust permit is filed and a notario público prepares the deed. You choose the notario; we coordinate.

  4. Close and build

Typically 60 to 90 days from offer to deed. Then we introduce you to architects and builders who work on this coast.

Why Mexshores

The agency that walks the lot

A listing on this site means one of us has stood on the land, read the title and checked the road in the rainy season. It is slower, and it is why our buyers build instead of litigate.

  • Title read by us and a notario before listing, never after an offer
  • Lot sizes from a surveyor's plano, not from the owner's memory
  • Utilities, access and land use confirmed at the municipality
  • Bilingual team, fideicomiso and closing coordinated end to end
  • Honest about ejido land, flood lines and streets with water problems

About the team

From our buyers

What it is like to buy with us

“We looked at eleven lots with two other agencies before anyone mentioned the word ejido. Mexshores walked us through the title on day one and we closed on a lot in Nanzal with a clean escritura.”

J. and M. Thompson
Bought in Sayulita, 2025

“They talked us out of the first lot we loved because the road washed out every September. Then they found the one we built on. That is the whole job, and almost nobody does it.”

Claire B.
Bought in San Pancho, 2024

“Our notario said it was the cleanest file he had seen from a brokerage in Nayarit. The fideicomiso was set up before we had even landed for the closing.”
